A twelve-story poured concrete mixed-use building at the intersection of Delancey and Orchard, in one of the densest blocks of the Lower East Side.
The site is a constrained corner lot with active traffic on two streets, no usable staging area, and limited tolerance for disruption to surrounding tenants. Standard urban infill conditions compressed into one of Manhattan’s busiest intersections.
Promont planned logistics at the corner level rather than the project level. Material deliveries were sequenced against street activity. Crane placement and lift schedules were coordinated with the local precinct and surrounding building owners. The concrete pour schedule was structured to keep surrounding sidewalks open during commercial hours.
The building delivered on schedule with no third-party disputes.
