Promont is the development manager for the proposed conversion of four commercial buildings at 32, 39, 42, and 45 Broadway into residential use. The plan brings 1,046 residential units across approximately 1.3 million square feet, supported by a full amenity program.
Promont leads the pre development effort on behalf of ownership. That includes selecting, contracting, and coordinating the full design and consultant team: architects, engineers, designers, and specialty consultants. We carry the team through design and feasibility and keep scope, schedule, and decisions on track.
The conversion is structured under New York’s 467-m program (Affordable Housing from Commercial Conversions), the state tax incentive for converting non-residential buildings to rental housing.
