The site at the corner of Atlantic Avenue and Boerum Place was a former gas station with known subsurface contamination. The brief was to deliver a 50,000 square foot retail building anchored by four distinct national tenants. TD Bank, Michaels, Pier 1 Imports, and Blink Fitness each had their own fit-out specifications, ceiling clearance requirements, and operational needs, all to be delivered against a single base building schedule.
The first work was environmental. Soil testing on a tight grid confirmed clearance for vertical construction. Remediation was sequenced ahead of foundation. Once the ground was confirmed, the building came together as a coordinated multi-tenant delivery.
Blink Fitness in particular required ceiling clearances the existing cellar geometry could not accommodate. The MEP layout was rerouted to raise effective heights for the gym tenant without compromising the base building.
Promont served as general contractor in partnership with Renaissance Realty. All four tenants opened on their committed dates.
