15 Park Row

Adaptive Reuse

Manhattan, NY · Landmark Conversion

15 Park Row was briefly the tallest building in the world when it was completed in 1899. By the time Promont was engaged, the 30-story Beaux-Arts tower had been modified by successive owners across more than a century. Floor plans varied by floor. Structural steel had to be located manually where the drawings disagreed with the field. Mechanical rooms were dispersed across the building and provided inconsistent utilities to tenants.

The conversion to high-end residential required reconciling the landmarked envelope with the demands of modern residential operation. As a designated national landmark, every intervention was subject to LPC review.

Promont served as general contractor on the renovation. The work proceeded floor by floor, consolidating the MEP infrastructure into a coordinated central plant, restoring historic detail, and reconciling the architect’s drawings against field conditions before issuing for permit. The result is a residential conversion that respects both the landmarked envelope and the practical operation of a contemporary building.
